Residential home builder and developer opportunities in Churchill/Fallon

HOUSING IS NEEDED

As of the 2018 United States Census, Churchill County had 24,877 people, 9,819 households, and 6,324 families. According to the state demographer, the city of Fallon and Churchill County are projected to grow by 5%. However, those projections came out before Naval Air Station Fallon announced they would be adding 1,450 new jobs by 2025. Needless to say, the area is primed for significant growth.

There is a huge need for multifamily apartments in the Churchill/Fallon. Apartment rents of $1,200 to $1,400/mo should be achievable with great demand and little availability. It’s been about 30 years since a new apartment complex was built, so the area is ripe for new projects. Contact CFED for multi-family sites in the region.

FALLON/CHURCHILL INFILL OPPORTUNITIES

Like other areas, Churchill/Fallon was hit hard by the 2008 great recession, leaving little supply and great demand in 2020. There are several subdivisions in the city with available lots for residential construction. Some, abandoned during the 2008 housing bubble, are approved and ready to build with roads, water, and sewer in place.

The City of Fallon will defer connection fees until a certificate of occupancy.

Churchill County has several approved sites for planned unit developments.

For more sewer information on these City in-fill sites, contact CFED.

The County has mapped and approved several developments and master-planned projects where residential development can get a jump start. This map identifies future residential growth in the county and just outside of the city of Fallon.
