Commercial development opportunities in Churchill/Fallon
NEW RIVER BUSINESS PARK
About one mile from the Fallon Municipal Airport, the City of Fallon New River Business Park offers completely customizable shovel-ready lots. The lots include fully ready infrastructure and utilities, including electric, natural gas, water, sewer and fiber optic telecom. Earth moving and construction can begin very quickly at this city-owned park.
Fallon is one of only two cities in Nevada that own and operate their own electric utility.
CHURCHILL-HAZEN INDUSTRIAL PARK (CHIP)
The first phase of CHIP is approximately 2,300-acres of flat, industrial zoned property on the south side of US Highway 50A along the Union Pacific Mina rail road Line in Churchill County.
CHIP is centrally located, a 10-minute drive to Fernley, 15 minutes from Fallon, and 30 minutes from the sold-out Tahoe-Reno Industrial Park — home to the Tesla Gigafactory, Google, Switch, Walmart, and Blockchains. This is a brand-new industrial park with a UP rail line in the middle of it. You can reach eight western states within 24 hours by truck or rail.
You can learn more about this project on their website or by contacting CFED.
WESTERN NEVADA COMMERCE CENTER
The planned Western Nevada Commerce Center is located at 11000 Reno Highway and sits along U.S. Highway 50. It has excellent proximity to the Interstate 80 interchange and is just 40 minutes from Reno. The master plan features development land for build-to-suit opportunities and outside storage/yard space, 24/7 rail transloading, and an existing switch with rail infrastructure. Also in place are necessary utilities and favorable zoning.
This particular site has the rare distinction of being dual served by two Class 1 freight railroads: Union Pacific Railroad (UPRR) and BNSF Railway (BNSF). Because Reno-Sparks and the Sierra Region are both bisected by key rail and interstate highways, it has a federal port of entry designation.
CHURCHILL COMMERCE PARK
A new commerce park is proposed just north of the planned Sky Ranch residential development. This 150-acre business park is being created in Churchill County with plans for connecting water and wastewater to the site already under way. This site will have truck access to US 95 which connects north to I-80 and south to US 50. US 95 connects Boise to the north and Las Vegas to the south.
